Your Growth Operator
Charlotte loves the bit most people hate: when everything is tangled and somebody says, “I don’t even know where to start.”
Her career has taken her from M&C Saatchi in London to Drayton Manor Resort, Macdonald Hotels, Fitness First in Sydney, and SPIE, before she founded The Sourc3 in 2022. Each one taught her something about how businesses really run, which is why she can spot in one conversation what you’ve been too close to see.
Add an MSc in Real Estate Management, and she speaks property as fluently as business. She has supported multiple start-ups in the boardroom and as a mentor, so she knows what it is to be capable, busy and still stuck.
She also brings the tech. She co-founded Kelvo, an AI automation agency, and through The Sourc3 sets up the CRMs, automations and AI tools that take the admin off owners’ desks, so the follow-up happens without anyone having to remember it.
ADAM VICKERS · THE PROPERTY LENS
Nearly 20 years in UK property
Adam has invested across buy-to-let, HMOs, serviced accommodation, commercial, development and short leases, buying well and adding value.
In 2015 he started Reading Property Meet, now the largest independent property meet in the area, with a WhatsApp community of more than 400 members. He mentors investors in the UK and abroad, and advises businesses on growth and investment.
He sees where money is hiding, leaking or being left on the table, and he’ll tell you what he actually thinks.

QUICK ANSWERS
Is this a property-investment course?
No. It’s for people already running a business in or around property, and we work on the business itself: revenue, numbers, follow-up, decisions and getting things done.
What does a month look like?
You start with a 60-minute strategy session. After that: 30 minutes one-to-one with Charlotte every two weeks, a five-minute check-in every Friday, a monthly group session with Adam where one member brings their biggest problem and the group helps solve it, and a private WhatsApp group for the ten of you in between.
How is this different from working with Adam one-to-one?
Property Founders is led by Charlotte, and Adam joins the group once a month. His one-to-one mentoring gives you more of his time and is a different programme.
